Back when I was a broke realtor, just out of college, an investor offered to pay me 100 bucks to drive him around and show him some vacant land, way out in the middle of nowhere.

Now, I was no expert, but I'd been selling real estate for about a year, so I knew the area a lot better than he did.

(This is me working as a Realtor touring a home remodel, and being broke because I spent all my money on gas to drive out to the appointment.)

And that’s when I realized not only could I get paid for what I know, but I didn’t have to really know much!

So I started a side hustle where I charged 50 bucks an hour to drive buyers and builders into rural parts of my town to show people where they could buy vacant land. I started making more money from my side hustle, working with builders, than I was making at my job a Realtor.

I was hooked. Over the next several years, I dabbled in selling vacant land in one way or another, but never really made a serious business out of it.

That was until the day I stupidly invested every penny I had into something that I thought would blow up, but I lost every last cent...

And then some people who go on to flip larger parcels, subdivide lots or buy land in opportunity zones and transitional areas and make huge profits doing it.

And most of these people aren’t experts they just had some success in the land flipping space and realized they could close larger deals.

And look, if you are already somewhat experienced in real estate? Like a licensed agent or a wholesaler? Oh man, the sky is the limit for you...

But you don't need to be an "expert" to make a good living!

But hang on a second, if so many people are doing it, why would anyone care to buy Land from me???

Well, not as many people are doing it as you think...

The industry has skyrocketed in the past couple of years and that’s because there’s not enough supply for the demand.

The U.S. faces an estimated housing shortage of 4.7 million units, the highest ever, with some projecting it to reach 5-7 million homes needed beyond normal construction. There are just not enough homes being built in the United States to meet the demand of buyers.

You don’t think there’s enough room for another land seller?
